Full Version: Minocua Real Esatate?

Im intrested in landing a place on lake Minocua this year. My plan is to rent it out a few weekends a year to help float my purchace. Im thinking in the 150k range. Small place with lake access. Anyone know who I can contact to get some info. Im from the SE part of the state and have no conections. Any help?

What a crowded area to want a place though, I've been there quite a few times on busness, that place reminds me of Chicago.

You're not going to find anything in that price range on a lake. Maybe vacant land at that price. And as for Minocqua being crowded, the locals call it Little Chicago in the summer.

I hear ya, it's way too crowded for me, might as well live in a city somewhere.

The reason im looking in that area is because it is so populated. Im thinking I will be able to rent it out a few weeks a year. I have a 300 acres and a house on a lake in florence county. that is where I vacation, This minacqua house is more of an investment. And gives me another option for sledding where the snow is. If you guys hear anything let me know.

I wouldn't be in too big a hurry. With the way things are going the prices after next season should be way down.

Isn't it just as easy to rent where it isn't so crowded?

I would have to check,

I dont think there is anything on the chain as far as homes for under 450k, that is at the low end for a decent vacant lot. However,there is a lot on the thorofare for 249k but the challenge with that one is, every boat going through the thorofare will pass your dock. There is another lot in the back waters east of the snowmobile bridge for like 219k but the frontage is cat tails for about 100 feet before you reach mucky shoreline. Other than that, you cant find a decent lot for under 450k Trying to get on water for a buck and a half is tough to do but not impossible. The other part of the equation is trying to find someone that will manage it for you, those guys have been getting fewer and farther between in the last few years. Now is certainly the time to buy, if you can afford to, think about a higher price range, buying up in a down market is going to benefit more in the long run. I think people are hanging tight right now until that masturbating jughead leaves the oval office. The gas prices havent hurt us too badly as people will still take their vacations and the line of cars coming north is still long, they just dont spend as much once they are here. I would keep your eyes open but hold off until fall to purchase unless something comes up that you just have to have. JMO

Thanks for the imput. Im not in a big hurry to buy so I can wait for a good deal. Im also considering Eagle river or the Crandon area. Im tinking people are more likely to want to rent in a place with alot of people. I could go up to 200k im sure that would open alot more doors. I wouldent be too worried about a manager unless i was renting out more than 6 weeks a year. Otherwise i can handle it.

You should check out the Mercer area or near here, West of Hayward, homes and taxes are much cheaper and lots of tourists, one right down the road is asking $175,000 and it's only 10 years old with a newer big garage, right in the National Forest on trails 3 ,5 ,& 21. My own taxes were less than $800 in 2007.

That is what I would do,

lots appreciate much quicker when the market is good. I have seen lots appreciate 13% and more when homes only did 9 or 10. Dont get me wrong, 10% is still decent but why settle when you can do better. It may not be your cup of tea but think about smaller off water pieces, for example, not too many years ago you could buy a fairway lot or a lot on a green in timber ridge for about 10-15K, now they are about 35-40k, could you imagine having bought 10 of those?. Medium sized acreage is also good to look at, i.e. 5-20 acre parcels, those were about 1000-1500 per acre a few years back and now if you can find a decent piece they are about 6-10k per acre ( a general rule of thumb is the bigger the piece, the less per acre ) maybe pick up a 40 and in 5 or 10 years split it up into 8 5's and sell it off. Not to get in to too much conversation and I certainly dont mean to offend anyone but there is a reason why the outlying areas are cheaper, yeah, you can find cheaper land in mercer but nobody wants to be there. Hayward is another good area to look at. If you are serious about doing it, do it this year. JMO

It would be nice to pick up a bigger lot off the lake and also buy a small lot on it the lake for access. Even if its a 5 min. drive it wouldent be that bad. The problem with buying the raw land is that I would like to use a house for sledding to.

Wow, what's wrong with Mercer, I live 23 miles East of Hayward in the forest, and I think Mercer is nicer than the zoo, (Hayward)

My family is selling a 3 bedroom / 1.75 bath condo on Lake Minocqua in that range, with new furnance / AC. If your interested PM me. Agency rented, high occupacy this past winter and summer.

Hey XCR,

There is nothing wrong with mercer, as I said earlier, it is just my opinion. When you look at the two areas from an investment standpoint, the lakeland area (Minocqua) has and most likely always will appreciate better than the outlying areas. Granted, the Mercer area is less busy than Minocqua and for some people that is more attractive to them and I can certainly understand that and yes, you can buy more property for your money. The lakeland area simply has more things to offer, myself, I stay away from town as much as possible during the season because I dont like all of the people either I would rather sit by the fire and have a few cocktails, but, I do like all of the amenities of the lakeland area too. Like I said JMO.

There was a nice place with lake access to Shisebogema Lake for about 200,000.00 ready to live in with detached 2 car garage recently. I know the access lot was right across from the house so basically 100 yards and you are on the trail and the lake.

House was on Crescent Drive in Minocqua, about 6 miles from downtown but all highway (70W).

There is 200 lakes within a 20 mile radius of mercer. And only 32 miles from minoqua. I bought 25 acres with home for $142000
