I recently looked at a property in Island pond that was offering 42.4 aces with a nice camp / home needing a little work.
which is a complete understatement to say the least, Now I'm looked upon as an outer stater making the town and trails worst off. My wife and I love vermont but after being called an ass and having a BOSS HOG judge ( town leaders )and a ROSCO P. COELTRANE ( TEDY ) ON PATROL. I will take my $300,000 I planned on investing to purchase land, land / house, my 6 sleds,my
six figue a year sallery,my property tax money that helps pay to keep town services going, and move onto another town other than IP. To have people think like this is so stupid because I have not seen too many natives with $600,000 homes. If anyone thinks people like me create a big impact on small towns their nuts !!!! People like me invest alot of money, pay all taxes- fees,
only use the property 10-20% of the year, dont vote, DONT COMPLAIN and get told to stay away from their slowly dieing town due to a larger problem " other than ( tedy-coeltrane ). If any one thinks this problem will go away when tedy fades away, your sadly mistaken! The town will only vote in a person that will follow in the " GREAT TEDIES " shoes. If that person doesn't deliver the fine money they will simply replace him and so on and so on until they find a tedy clone.IF IP is so great why can I count all the businesses on one hand. People in that town must encourage small steps for bussiness growth to help with the tax relief of home owners and to offer more services for the town. I have been researching the IP area and quite frankly I think If people are so negative in "HAZZARD COUNTY" they should pay more taxes and let the ROSCO'S make it the official ghost town of VT.
IP should be called ( PAY AND LEAVE TOWN ), when outer state people roll into town tedy and the towns people must sing that song

The good people of IP should now that an ASS from rhode island was willing to invest so much money and expect very little in return is now moving on to another county because they want BOSS HOG to live for ever.

Im from ct and already own a place in the NEK, I get taxed 'extra' cause Im a non resident property owner,..meaning, I spend more money putting the local kids to school than the folks who live there do. Vermont is like san fransisco as far as the libs go, ie: tax the rich ,...give to the poor, the only reason I like the place is the where I am, there are not many people to like or dis-like, its very rural. I (thank god) I dont have a 'Teddy' in my town,...and hope to never see more than the general store, post office and town clerks office ever built there,.... It is what it is,,... we have owned a camp in NEK for about 4 years now and have made friends with alot of locals and we are always hearing how familys are struggling so much just to get by. You see a few family's up there that have alot of money and own most of the bussiness the rest of the people have a lack of jobs. Hell the bulider that we used was a manager at gorcery store before my mother meet him and asked him to do work for us. He does such good work that now everyone is hiring him.. I am lucky to be in a situation where I can go to northern VT purely for enjoyment and don't have to worry about find a job and feeding my kids. But even tho I never give any attitude some locals still are sour because of the house and toys we have. On occasion people will vandalis the house and show disrespect towards us. But the majority of people in vermont are very welcoming and won't look down upon you just because your from CT.

Not sure how it works in your area, but up here in N.W. Wisconsin when someone builds big high dollar homes, all the locals property taxes go up to, due to increased property values, we have no public services other than road repair/plowing, no garbage pickup, no sewers or water,--- now there's not a lot of jobs here to begin with, and almost no hi pay jobs, so lots of the locals can't afford their taxes anymore,-- our once a week newspaper if full of local folks losing their homes for tax delinquency, there are 100's of nice homes for sale in the county where I live, but the out of towners have to build new ones rather than snapping up existing homes. Makes sense that the locals resent out of towners building their big homes here.

I've worked the same job for almost 16yrs (I get paid decent for where I live) my house is almost paid for,and yet,I cannot afford to buy or build a new home. The housing in Vermont has really been targeted to "down country folks" for the last few years. They are able to ask over 10G's an acre just for land,because the flatlanders are coming up to buy it. The average Vt'er cannot afford that kind of money....... So in "my" situation,I'm ready to move into a "new",newer,or better/bigger home with more land,but I cannot afford anything better than what I already have,dosnt make much sence now does it? But the yahoo from down country can come snatch up a hundred acres (and more than likely POST it) build a giant "camp" drive the neighbors taxes up,drive the neighbors (natives) out of town,more flatlanders can come buy the neighbors land,and so-on and so-forth...... then ,in turn,like I mentioned earlier,we would end up with a "Rhode Island-Pond"

Hey Scott I've been ridding in vermont longer than I can remember trust me stay out of Island pond. IP is not worth your time of day or money. I have no respect for that town bunch of aholes if u ask me I love Vermont just something about that little town. If you want to buy in the NEK look for land in the town of sheffield it's like little RI up there four families from coventry nice and peacefull, all together we prob own about 150 acres up there. The land is cheap,cheap taxes great trails always snow and no teddy all the locals respect the out of towners and welcome u with open arms if your looking for land I know a friend who would probaly sell u some the trails are always to beat up around IP sheffield is a better starting point closer to highway and lyndonville well worth looking into. Plus right in Lyndon u have all the dealers AC,Ski Doo, Polaris,and Yamaha. Island pond lost one of the largest AC dealers in the regien because they are driving everyone out and kingdom cat had to close there doors. In my opinion Island Pond gives alot of people a bad taste for vermont and it's not right because people are just not like that up there.

Vermonters are very sensitive with pride about Vermont land, they are afraid of out of staters coming in and treating them like thier dumb, but usually this doesn't happen. I own a store in Walden, last year wasnt' a good season but still the majority of sledders were from RI, Ma, Ct and were all so appreciative to have the store, the facilities and the food!

If your really care about what happens with that land you can put in the deed that they may not subdivide. It will make it harder to sell.

139,000 doesn't seem unreasonable, figuring 3 grand an acre and 10K for the buildings, well and septic.

Property in the entire country isn't selling, so if you can afford top hold onto it you may do better next spring or summer. jmo good luck

Hee Hee I am married.... to the st. bernard in the picture!... no just kidding! It has apple trees on it which are the tasty kind, not the little green ones that never get red, and thier is old maple tree's way in the back 40. If you check out that link above you will see it. The house really isn't bad. The house and garage alone appraised for 69,000 when we first bought it, thats without the 40 acres. Then we put the new well and septic in after. See Scott was just expecting Vinyl siding, and carpet, not wide pine and field stone foundation and I work 100 hours at my store so I didn't get up thier and mow the 6 or so acres of field this summer, which really deterred his wife. The property isn't in shambles, its just an old house that needs work, if it were in Walden, I could probably sell it for over 250+. As for holding onto it till Spring, probably at this point I will have to, but I don't mind because it is a killer get away from my not so private life at the store. I know it will sell, eventually and I think I may just relist with a realtor through the winter to give it ultimate coverage.....but until I do, if you are interested it is only 2/10 of a mile from the Vast access, and I PROMISE THIS IS THE OTHER SIDE OF TOWN FROM WHERE TEDDY PATROLS!!!
