Im from down south of Milwaukee and Im looking for some land to invest in north of Green Bay. Im hoping for 3-10 acres on a lake. If anyone had any good ideas on a certian area let me know. Im hoping for an area that will take off in the next 5-10 years. It has to be in our great state also. Any leads?

Let me know if you find somthing worth the investment. I would consider buying in on it too. Problem is that real estate developers have severely over-saturated the northwoods in recent years with massive land purchases. They are re-selling the land at insanely high prices, meaning it would take a couple decades to see any return on your investment at all.

Talk to lakelandsledder here. He's a realtor in the Minacqua area and might be able to help you out. Tell him i want a cut of your comissions too! j/k

It will cost you a lot. There was lots that are 1 acre on the Eagle River chain for $200,000.00 and they had shitty frontage. There are some things out there though. There was a house on North Twin for 200,000 but it had crappy frontage. If you cannot find what you want maybe look to see if there is a house for sale in Phelps. there is good fishing on the lakes, the Nicolet is right there for hunting, and good sledding trails. You can run the forest roads and not hit a Trail to Twin Lakes MI. if you had to.

I would consider trying the U.P. but it will cost you a lot for out of state liscenses if you ant to hunt or fish.

We are seeing 40ac's for $80,000 in Langlade county. Its 1.5 hours NW of green bay & the Hwy 45 trip up to Antigo has had major work done to it with a slew of improvements scheduled for the next ten years. Its a very attractive area because its only 3.5 hours to Antigo from Milwaukee with the nice new highways. The Menomonee & Marinet area north of Greenbay is pretty crowded already IMO. Plus Langlade county area lets you get to Eagle rive and back in a days ride on the sleds. Downside is much of the lakes have a 1 or 2 Walleye limit and while there are a lot of lakes in the area, about half don't have public access.

BTW I am byassed towards the area since thats were we have a cabin.

Thanks for the replys fellas. I have a cabin in florence Co. so I know that area pretty well. I am hoping for something I can turn a profit on in 10 years. I have talked to lakelandsledder in the past. Im sure I will use him when I do make a purchace.

$2000 in langlade county is CHEAP!!! Good deal!

Our land is in the northern section of the county and if we could get more of the land around us for $2000 a acre we would be happy.

Who are you selling it with?

Not selling with anybody, just an observer. Within the last two years 4 different 40's near us (no lake properties) sold or were listed at $2,000 per acre. No cabins, just the land. Properties along the US 45 route are going to go up in value with the improvements to the highway. The trip gets about 5 minutes shorter each year. When my family bought in 1988 it took us 3:45 to 4:00, now its under 3:30 without stops, and have seen the property value jump alot.

What are the hotter lakes in langlade co. I dont see many of them on the map.

Not sure on the "Hot" ones, I assume Pickerel would be one. Here is a good list, grab a beer and read up!

Yeah Pickerel is probably the best. Summit lake, Jack lake, neva are all small laid back areas.


Over by Bryant the land prices are about 3000 per Acre and up, alot of land has crap for timber also. It is funny what people think they can get for land now.

When I was in high school 1,000 per acre was the standard, but now that is a dream grinning-smiley-023.gif

Most of the lakes are fine for pan fish were ever you go. Seems like almost everything in the county has a walleye limit of 1, 2, or 3. We stick mostly to Enterprise, Mocasin, Post, and Pelican (really big lake). Since I only fish a few times per year I am limited in my knowedge of good lakes in the county.
