Here are the ammenities: 2005 40 foot destination trailer with superslide and bedroom slide. There a new Cabin that was built 2 years ago that connects with the trailer to make a nice open floor plan. The cabin is knotty pine with carpet and has a new leather lazy boy sofa. Also has a 35 inch color TV in the Cabin. The trailer has a 32 inch TV with DVD and there is a 13 inch TV in the rear bedroom. All the TV's are run by a Dish 500 on the roof. There is a land line with high speed wireless internet, There is a brand new large stainless steel gas grill on the rather large deck that is located in the rear of the site and the deck is positioned on the edge of a small ravine with a very nice view. I am heating both the trailer and cabin with brand new Rinnai console heaters becasue of how powerful and efficient they are I do not use the built in furnace. I also built a metal roof over the cabin and front half of the Trailer to protect the Super Slide from heavy snow. I spared no expense on this place and need to get 45K for it. I will scan and post pictures in a little while

Quartley Association fees are $725.00 This fee is for being able to use the campground facilitys year round. Also they are very accommodating when it comes to turning your heat on for you before you get there so its warm. Water is free also for the site. Electric is pretty cheap in my opinion ($180.00) for 6 months on average and I go there often.

The Campground has direct access to the Old Forge Trail System aka the snowmobile capital of the northeast! The campground also has 10x20 storage units to keep your sled in so you dont have to tow them in weekly or leave them in the trailer. I have 4 sleds parked in the storage garage up there year round so I dont even need to own a sled trailer. Nice and Easy!

Nice place buddy. We rented a kottage up there for a couple winters and needless to say they were a couple of great winters. They treat you really nice up there as well. WE end up staying in the Kabins a few times a summer as well. Cant beat it.

Thanks! I agree its always good times up there. I opened a new business a little over a year ago and need to unload the luxury items for now.

I rent a beautiful seasonal cottage within the same campground right up the road from this place and while I don't know the owner I can tell you that this IS the place to stay while in the Old Forge area. Easy in and out off Rt. 28 and perfect direct trail and town access. The campground and the staff are all top notch and they're always out plowing and willing to help anyone out anytime. They even have a night security truck patrolling the property even though I've never heard of any crime out there.........
December 8th is a coming - woo-hoo!!!

That is a sweet place! I will be in NYC all this week but when I get back next week we should go have lunch and talk about some of the new things going on. I am sure you saw that Paetec purchased us last Friday. I'll call you next week. Doug

Thanks but we will continue to enjoy the place ourselves until it sells. I dropped the price so maybe there will be some activity soon.

I also stay in the same campground every year. My folks have a camper of their own and my brother and I will be using his camper this year.
This guy def has one of the best sites/camps in the whole campground. Perfect spot IMO.

Its stupid of me but I actually do not have any at this time but I will take some good ones when I go up there. It will be about 2 weeks before i can get there becuase I will be out of town on business. I will post them up as soon as I get them. The inside is very nice and well kept. No dissapointments!!!

I am planning on putting my new 5ver up there next year. I can tell everyone that while riding through the campground a few weeks ago this is one of the the best looking setups there... And there are quite a few nice setps!

OK I finally made it up there this weekend and stayed there until yesterday and all I can say is WOW! The trails were the best I have ever seen!!! I finally took some interior pics of the place. I think the place really shows well for the money Im asking. I have over 60K invested and am asking 50K. I am shocked that someone hasn't grabbed this place yet! Please disregard the date shown on the pictures. I forgot to fix it on the digital camera. These pics were taken this past weekend..

Master Bedroom in the back of the trailer has a queen bed shown in the picture above. The Dinette converts into a bed and the sofa pulls out into a bed as well. The Association fees are $750.00 quarterly which works out to be $3,000.00 per year. Far cheaper then property taxes in that area I would imagine. The campground earnes their money well. They keep the facilities extremley clean and plow the site out and turn my heat on for me whenever I call ahead. Anytime I have asked for anything they respond instantly.

As for bathroom facilities do you use comunity bathroom or do they pump the trailer out for you?

We use the bathroom facilities in the winter time. The site has full hookups (water, sewer and electric) but the water gets turned off for the winter months and I winterize the plumbing in the RV. In the warm season you can use the bathroom in the RV and there is a sewer hooked up to the RV so there is no pumping needed.

Plus I will empty out my 10 x 20 storage garage that is on premise and turn it over to the buyer if they want it. It cost $100.00 per month and you can park up to 4 sleds in it year round! No need for a snowmobile trailer.

Old Forge is beautiful any time of year.Ive been going there most every summer since i was a little kid.We always stay on forth lake.I actually got married to my wife by a JOP at the town of Inlet police station in 97'.I would love to live there year round once i retire.
